Silver Lake $595k: You can't get a house this size or condition, but you can get this condo

Hyper local real estate news from the Eastside of Los Angeles for Buyers:

– Inventory is very low for quality homes under $499k
– Competition is fierce, the market is up and there are more buyers out there
– I’d never recommend a condo, unless, you’re buying in a hot area (see below)
– If you’re 70% sure on a home that’s priced well, move on it, you may not get a 2nd chance
– Be open to non-flipped homes in great areas; you can do the work yourself
– FHA loans give you a small down payment, but a big monthly MI fee
– Get an agent who knows your area, not Long Beach or the Westside

News By Neighborhood

– Quality homes in Eagle Rock and Atwater Village are slim and sizzling hot
Silver Lake/Echo Park is pricey – consider similar areas like NELA and Glendale 91205
– It’s still a great time to get a deal on a vintage, non-flipped home in Highland Park
Cypress Park is the lowest priced area in NELA and 15 min from DTLA
– If the area is the most important to you, Glendale still offers the best prices anywhere
– Want to live in a hot area like Los Feliz, Atwater Village? Get there with a multi-unit
– You can buy well done homes in El Sereno and Montecito Heights for 350k and under
