There’s been a conspicuous absence of quality character listings for over a week now. Though some have come on the market, they’ve generally been grossly overpriced–perhaps by overly optimistic owners jumping the gun on the traditional Spring price bump? My thought: in 3-4 weeks there will be a wave of price reductions on some very attractive homes.
On a brighter note, the exact opposite is happening on the residential income front. Character units, including my listing that went to escrow in 3 days, have been coming on the market and throwing down the gauntlet in the price and looks department.
First up is a handsome duplex in prime Eagle Rock. This Cottage style property features the much desired configuration of 2 homes on 1 lot–always the ideal for owner occupants. Great looks in a desirable location can command top rents and this one is no exception. Unit collects $3150 per month and have 2 bedrooms/1 bath each.
My second pick is in prime Los Feliz close to the Griffith Observatory. This 1923 Spanish Colonial fixer features massive 2 bedroom/2.5 bath units in over 3200 sq. ft. There’s also a huge unfinished basement, a 2-car garage and detached laundry–all within steps of Los Feliz Blvd. for $450k! Now that’s a steal. To schedule a viewing, contact Vanessa.
